Soft washing addresses the root cause. We apply a low-concentration sodium hypochlorite solution with surfactants that kill algae, mold, and mildew at the surface level. The chemistry does the work; pressure is minimal, around 60-100 PSI versus the 1,500-3,000 PSI of a standard pressure washer. That matters on vinyl siding, wood, EIFS stucco, and painted surfaces, all of which can be damaged by high-pressure approaches.

Property walkthrough

We check siding type, note any cracked panels, loose caulk, or open penetrations that need to be flagged before water hits them. We also pre-wet any plants or flower beds in the work area.

Solution application

We apply our soft-wash mix to all exterior surfaces at low pressure, working from top to bottom. Dwell time allows the chemistry to break down organic growth before rinsing.

Rinse

We rinse thoroughly at low pressure, removing all solution residue, dead algae, and loosened grime. Gutters, trim, windows, and any surface that received overspray are rinsed directly.

Final walkthrough

We walk the property with you before leaving. If anything does not meet expectations, we address it on the spot. We don’t pack up until the job is done.
